We will visit your property and advise you of the rent that you can expect to achieve and what furnishings (if any) you should leave in the house. An inventory will be prepared on your behalf, if required. When you appoint us as your Agent, we aim to find a suitable tenant for a minimum letting period of 6 months.

We will ask for a set of keys to the property and prospective tenants will be accompanied on any viewings. Any interested parties will be asked to complete an application form which is sent to our reference-checking agency who request employment and landlord references, as well as completing a credit check.

Subject to the receipt of satisfactory references an Assured Shorthold Tenancy Agreement will be signed, a bond taken and the first month's rent taken. Rent is collected monthly in advance.

In order to protect your interest, all monies collected on your behalf will be placed in a Clients' Account and such an account is governed by the rules of the Royal Institute of Chartered Surveyors. The Account is maintained at a specific Bank or Building Society and is entirely separate from the Firm. No interest is payable by Handley Gibson on monies held on behalf of clients.

Clients normally receive a quarterly statement and either a cheque or payment can be made by Auto Transfer through the bank, transferring the money more speedily to your account. H.M. Inspector of Taxes requires a return of all managed properties.

We will act according to your instructions regarding repairs and maintenance however, emergencies are dealt with immediately by our team of skilled tradesmen.

We will inform you when notice to vacate has been received from a tenant and will ask if you wish us to re-let. If this is the case, we will strive to find new tenants to give a continuity to lettings.

Rent Insurance is available at a modest cost and provides cover against a tenant's arrears as well as any costs in taking legal action (to obtain possession of a property).
When you are away, we take your place in caring for your home while at the same time obtaining valuable income. Please remember that when you let your home for a period of time, some re-decoration will probably be required on your return. For clients working abroad please refer to sub section above.
